200 Homes Sold at Esencia in Just Four Months

Nearly 200 homes have sold in just four months at the new inter-generational village of Esencia in South Orange County, CA. Esencia is the second village to open on the new 14,000-home ranch community of Rancho Mission Viejo (“The Ranch”) and provides an integrated mix of “all age” and active adult homes atop some of The Ranch’s highest elevations.

Spanning 23,000 acres, Rancho Mission Viejo is the largest new community in California. Approximately 75% of The Ranch is preserved open space known as The Reserve at Rancho Mission Viejo. The remaining 25% is identified for the phased development of multiple villages over the coming decades. At build-out, up to 6,000 of the homes planned for Rancho Mission Viejo will be “Gavilan” homes designated for people age 55 and older. In addition, Rancho Mission Viejo is planned to include sites for parks and schools, miles of multi-user trails, recreational clubhouses, community farms, civic uses, child care centers, places of worship and up to 5 million square feet of non-residential uses including shopping, dining and employment centers.

Officially opened in late September 2015 with home sales commencing throughout October, the village of Esencia (Spanish translation: the essence) currently offers a diversity of eight “all ages” neighborhoods and four “Gavilan” neighborhoods of primarily single story homes (exclusive to the 55+ crowd) to create one ageless village on The Ranch. Priced from the high $400,000s to over $1 million, many of the neighborhoods of Esencia offer panoramic coastal and back country views. At completion, Esencia is planned to provide a total of 2,810 residential units, including attached and detached “for sale” homes, apartments and a fully integrated mix of all age and Gavilan homes.

“Consumer response to Esencia has been phenomenal,” said Nadine Corrigan, Vice President of Marketing for Rancho Mission Viejo, LLC, stewards of Rancho Mission Viejo and community master planner/developer.

The heart of village life at Esencia is currently centered around The Canyon House, an indoor/outdoor retreat featuring a covered open air great room, a secluded covered patio with a fireplace, a spacious courtyard which opens onto a large event lawn, and the adjoining Canyon Coffee, a village coffee house proudly serving Peet’s Coffee and Tea. Just below The Canyon House is Oak Canyon where hiking trails meander through stands of live oaks.

Esencia also features Esencia Farm, a community farm with a variety of in-ground row crops and fruit trees, raised planter beds, a harvest/preparation barn, and greenhouse. Esencia Farm is the third farm to join the agrihood of Rancho Mission Viejo. Each farm is under the care of the Community Farmer who oversees the crops and orchards, conducts farming classes and demonstrations, and hosts special farm-to-table dinners and events for Ranch residents.

Recently opened at Esencia is The South Plunge, an all age watering hole with a pool, children’s water play area, small event lawn, and an outdoor grilling and dining area. Exclusive for the Gavilan 55+ crowd is the new Outlook, complete with a covered great room, a resort-style lap pool with cabanas, a fire pit, and an outdoor dining are with barbeque grills.

Now underway and planned at Esencia are several open air rooms and retreats located within this new village on The Ranch; and offering such amenities as outdoor tent cabins, native plant gardens, fireplaces and fire pits, barbeque grills and outdoor dining areas, bocce ball courts, and small event and gathering areas.

Envisioned as Esencia’s signature recreational and community-gathering place is the view-oriented Hilltop club with fitness center, swimming pool and spas, wading pool, staffed event bar, arcade, fire pits, barbeque pavilion, bocce courts, and expansive event lawn. Also planned for Esencia are ThePavilion multi-purpose building (with gymnasium, tot lot, outdoor gathering “movie zone” space, and open play area with soccer field and softball backstop) as well as a future sports park with courts for tennis and pickleball, and even a dog park with dog watering and washing stations, plus more. Plus, as Ranch residents, Esencia homeowners enjoy access to amenities at Sendero, the first village on the Rancho Mission Viejo community.

Anticipated to open for instruction by Fall 2018 will be the new Esencia K-8 school (part of the Capistrano Unified School District). And, approximately 50 acres of commercial space has been allocated at Esencia for such uses as retail shops and services, restaurants, professional and medical offices, and more.

In addition, no other planned community in Orange County offers the activities, celebrations, workshops, classes, health and wellness programs, happy hours, resident-led clubs, and key community partnerships as those offered through RanchLife, a unique social component to living on The Ranch and its villages, including Esencia.

And, enveloping Esencia are acres upon acres of protected ridgelines, hillsides, canyons, and pasturelands that add to the forever open spaces of the 23,000-acre Reserve at Rancho Mission Viejo. Plus, there are miles of multi-use trails on Rancho Mission Viejo, including those leading to regional trails networks, those leading to parks and playgrounds, as well as those leading to vista points and special spaces and places only on The Ranch.

Esencia on The Ranch is located just 2.3 miles from downtown San Juan Capistrano and five miles from San Clemente and Doheny State Beach, with easy access provided to the employment and retail centers of Ladera Ranch, Mission Viejo, Irvine, Rancho Santa Margarita and other Orange County areas.
