Builder Developer: Rancho Mission Viejo Master-Plan Continues to Expand
By Hanna Heiss
The master-planned community of Rancho Mission Viejo, or "The Ranch," opened in 2013, and since then, more than 5,000 families have called The Ranch 'home.'
Comprised of villages released in phases, the newest village on The Ranch is that of Rienda which had its grand opening of its most recent phase in January.
Within this addition to Rienda are six new neighbor-hoods totaling 514 homes built by builders Lennar, Pulte Homes, Shea Homes, Tri Pointe Homes, and Trumark Homes respectively.
"Rienda is one of the most attainable and affordably priced communities in the area and our buyers have recognized that," said Rancho Mission Viejo President Jeremy Laster. "We're also very confident that we offer buyers a lifestyle they cannot find anywhere else complete with a vibrant social life, abundance of amenities, and access to the beautiful surrounding land."
Willow by Trumark Homes
California-based homebuilder Trumark Homesbrought to life Willow - a townhome community comprised of 93 two-story townhomes.
Trumark Homes was also a part of a previous phase of Rienda, having built the neighborhood of Dahlia. Something to note is that while Dahlia offered a bigger single-family home for a move-up buyer, Willow was mainly designed for the buyer that's entering the market for the first time, bringing more opportunity to more buyers.
"Willow opens up homebuying to a new generation of buyers who can choose from among three distinct floorplans to meet their needs while enjoying the high quality and value that Trumark Homes delivers," said Trumark Homes Southern California Division President Richard Douglass.
Mariposa and Flora by Lennar
Of the five Neighborhood Builders, Lennar offers Ranch buyers two new neighborhoods to choose from, Mariposa and Flora, each bringing something different to the table. Mariposa features three-story townhomes built in Spanish and Contemporary exterior architectural styles meant to feel like single-family homes. Flora, on the other hand, is a single-family detached neighborhood boasting three-story plans and spacious indoor living areas.
"We are excited to debut two new neighborhoods in this highly sought-after and amenity-rich setting," said Lennar California Coastal Division President John Lavender. "Both neighborhoods will showcase bright, open-concept living areas, gourmet kitchens, and Lennar's signature Everything's Included® features throughout- making them a great option for first-time homebuyers.
Juniper by Pulte Homes
Amongst the remaining neighborhoods is Juniper by Pulte Homes, offering a blend of luxury two-story duet residences with private outdoor spaces among access to Rienda's resort-style amenities.
These homes are equipped with built-in features through its More Life Built In® product offering, as well as smart home technology from smart garage doors to motion-activated switches for ease of living.
"We're thrilled to maintain our presence in the wonderful Village of Rienda at Rancho Mission Viejo," said *Pulte Homes Southern California Division President Greg Shaia. "Building entry-level duet homes at Juniper to accommodate young families is a source of great excitement for us at Pulte Homes. Our homeowners will benefit from the exceptional resort-style amenities and surrounding landscape that attract customers from all over Orange County.
Heatherly by Tri Pointe Homes
The three-story single-family homes at the Heatherly neighborhood by California-based Tri Pointe Homes were designed for harmony on every level. Each room was created as a designated space for balance, form and function in the resident's life.
"Heatherly checks a lot of boxes for our customers- flex space on the first floor, open-concept living and deck on the second, and bedrooms up top-all with the privacy and natural light afforded by detached homes," said Tri Pointe Homes Orange-County Los Angeles Division Vice President of Sales and Marketing Natalie Barrios. "Plus, our model homes feature three collections from our new and exciting collaboration, Bobby Berk x Tri Pointe Homes. The response has been phenomenal."
Bloom by Shea Homes
The last of the lot, the neighborhood of Bloom by Shea Homes is a community of two-story single-family homes designed with open-concept living areas in mind.
"Shea Homes is thrilled to be back on The Ranch with our newest offering, Bloom at Rienda." said Shea Homes Vice President of Sales and Marketing Karen Ellerman. "These charming single-family homes are thoughtfully designed with the needs of today's home shoppers in mind."
Shea continues to keep the buyer in mind throughout the design process, offering an abundance of options for the buyer to choose between from color pallets and countertops to exterior style and floor-plan layouts.
Back at The Ranch
At build-out, The Ranch is to provide approximately 14,000 homes, taking up about 25% of the 23,000 acres of land that the development encompasses. Providing insight on the current sales status, Laster expressed, "So far, 156 homes have been sold in this newest phase and since Rienda grand opened in April 2022, 1,097 homes have been sold to date." The Rancho Mission Viejo President also discussed how they are noticing a lot of move-up buyers, reiterating the resident's passion for living on The Ranch.
