Rancho Mission Viejo, Calif. (September 4, 2024) -- Rancho Mission Viejo officials announced today that Trumark Homes and Shea Homes will build 175 homes in three new neighborhoods for the next phase of the Village of Rienda.
Plans for this next phase of the Village of Rienda are moving forward swiftly after the success of the first phase, which is completely sold out and the second phase, which is nearly 70% sold out. To date, 1,225 homes have been sold in Rienda.
The three new neighborhoods include:
- Sapphire by Trumark Homes – Two-story single-family homes ranging from 2,400 to 2,800 square feet with four to five bedrooms
- Lotus by Trumark Homes – Two-story single-family homes ranging from 2,700 to 3,100 square feet with three to five bedrooms and golf cart garages
- Arrowleaf by Shea Homes – Two-story single-family homes ranging from 3,300 to 3,900 square feet with four to five bedrooms
“With homes at Rienda selling at such a rapid pace, we are happy to announce the Neighborhood Builders for our next phase – Shea Homes and Trumark Homes,” said Kris Maher, Senior Vice President of Community Development for Rancho Mission Viejo. “We are especially excited about these new homes - which boast the largest square footages of any homes we’ve offered so far in Rienda as well as some with expansive views - as interest continues to remain strong, and homebuyers recognize the unique, one-of-a-kind lifestyle we have created here on The Ranch.”
Rienda, the first of six villages planned for the largest planning area on The Ranch, places special emphasis on nurturing neighborliness among all ages and life stages. Award-winning amenities and thoughtful programming create a vibrant social life in neighborhoods set amidst a historic ranch featuring thousands of acres of the permanently protected open space of The Nature Reserve at Rancho Mission Viejo.
Homes in this next phase will mimic Progressive Spanish, Farmhouse and Contemporary designs with a variety of floorplans ranging from three to five bedrooms, and two to four bathrooms. Sales are expected to begin in Spring 2025.
“We continue to witness a large number of move-up buyers on The Ranch and anticipate these new homes will also appeal to existing residents who truly love living here,” added Maher.
“Building on our tremendous success with Dahlia and Willow, we are pleased to introduce two additional communities in the next thoughtfully designed phase of the Village of Rienda at Rancho Mission Viejo,” said Richard Douglass, Southern California Division President, Trumark Homes. “Sapphire and Lotus encompass our vision of exceptional living, while seamlessly integrating quality and innovative design into what is undoubtedly one of the finest master-planned communities in the country. These next two neighborhoods will merge great home design into an environment unique to Orange County.”
Residents can experience Ranch Camp at Rienda, a destination for fun and festivities that celebrates The Ranch’s heritage and brings the community together with a unique collection of recreational amenities and home shopping experiences. Ranch Camp at Rienda expands upon the unique programming and services offered to all Rancho Mission Viejo residents as part of the Master Association, Rancho MMC and RanchLife programming.
“Shea Homes is thrilled to be back on The Ranch. We recently welcomed our first homeowners to Bloom at Rienda and look forward to more closings as our next phases of homes are completed,” said Karen Ellerman, Vice President of Sales and Marketing, Shea Homes. “Our team has been busy planning, designing, and preparing to start our next community, Arrowleaf at Rienda, which will include covered patios, lofts and three-car garages in addition to work from home spaces and optional multi-gen suites.”
Just a few months after the opening of this latest phase in Rienda, a new village on The Ranch, Gavilán Ridge, will grand open in early 2026 with 326 single-level living homes exclusively for 55+ residents. TriPointe Homes, Lennar and Pulte Homes will build five new neighborhoods emulating Farmhouse, Ranch, Mercantile and Prairie designs. Homes will feature universal design features like wider doorways and zero-step entrance assist with everyday living, whole home mesh Wi-Fi, and the luxury of a lock and leave lifestyle thanks to less yard space and maintenance.
All Gavilán residents on The Ranch will have exclusive access to The Club at Gavilán Ridge, a new five-acre amenity site slated to open in Spring 2026, which will consist of a club bar, game room, garden patio with sunset terrace, BBQ patio, lap pool and spa, bocce ball courts, and main clubhouse with a fitness center and ballroom. All residents on The Ranch will also have access to brand new pickleball courts adjacent to The Club.
“We are redefining what it means to live in a 55+ community and thrive with the development of Gavilán Ridge, which will offer a healthy and connected environment catered to each resident,” added Maher. “We’ve never seen this many single level living homes in a master-planned community in Orange County before and we’re excited about bringing it to life over the next couple of years.”
Gavilán residents can stay connected to every generation while experiencing exclusive resort-style amenities including clubhouses, pools, and spas, and activities that provide the perfect balance of entertainment and privacy. Gavilán residents can also enjoy access to the all-age amenities throughout The Ranch.
The Village of Rienda is located less than five miles from downtown San Juan Capistrano and a fifteen-minute drive from San Clemente and Doheny State Beach, with easy access provided to the employment and retail centers of Ladera Ranch, Mission Viejo, Rancho Santa Margarita, Irvine, and other Orange County areas.
At completion, Rancho Mission Viejo will encompass approximately 6,000 acres, or 25%, of the 23,000-acre Rancho Mission Viejo, a historic ranch in Orange County, which has been held in the O’Neill/Moiso/Avery family since 1882.
About 17,000 acres, or 75%, of The Ranch will be preserved for the large habitat conservation area known as The Nature Reserve at Rancho Mission Viejo, along with ranching and farming.
