The Registry SoCal: Rancho Mission Viejo Announces New 55+ Village, Gavilán Ridge, Set to Open in Early 2026
326 new single-level living homes coming to Orange County to meet the growing demand for age-qualified living.
Rancho Mission Viejo officials announced today that Del Webb, Lennar, and Tri Pointe Homes will build 326 homes in five new neighborhoods for the newest village on The Ranch, Gavilán Ridge, exclusively for 55+ residents.
“With the large and growing population of Baby Boomers reaching retirement age and GenX not far behind, demand for 55+ living is at an all-time high. Our newest village, Gavilán Ridge, will help to meet this housing demand while weaving in the elements of wellbeing, community connection, and intergenerational living that make The Ranch one of the most desirable places to live in Southern California,” said Kris Maher, Senior Vice President of Community Development, Rancho Mission Viejo. “We are also proud to offer the largest number of 55+ single level living homes in an Orange County master planned community come early 2026.” Homes in Gavilán Ridge will emulate Farmhouse, Ranch, Mercantile and Prairie designs, and feature universal design features like wider doorways and zero-step entrance to assist with everyday living, whole home mesh Wi-Fi, and the luxury of a lock and leave lifestyle thanks to less yard space and maintenance.
The new neighborhoods of single level living homes include:
• Lavender by Tri Pointe Homes – Paired and detached homes with private yards, first- floor primary suites, kitchen islands and design studio experiences. One- and two-story homes range from 1,296 to 2,202 square feet.
• Nova by Lennar – Duplex homes showcasing single level living, open-concept layouts, spacious first-floor owner’s suites, and flexible bonus spaces. Homes range from 1,451 to 2,216 square feet.
• Strata by Lennar – Single-family homes with convenient single level living, open-concept layouts, expansive first-floor owner’s suites, and versatile bonus spaces. Homes range from 1,560 to 2,358 square feet.
• Luna by Del Webb – One-and two-story homes featuring two to three bedrooms, open- concept living spaces and owner’s suites on the first floor. Homes range from 1,843 to 2,808 square feet.
• Elara by Del Webb –Two-story homes featuring three bedrooms, beautiful kitchens and spacious owner’s suites on the first floor. Homes range from 2,454 to 2,913 square feet.
All Gavilán residents on The Ranch will have exclusive access to The Club at Gavilán Ridge, a new five-acre amenity site slated to open in Summer 2026, which will consist of an event staffed bar, garden patio with sunset terrace, BBQ patio, lap pool and spa, bocce ball courts, and main clubhouse with a fitness center, ballroom and studio rooms for clubs and activities. All residents on The Ranch will also have access to brand new pickleball courts adjacent to The Club.
Gavilán residents can stay connected to every generation while experiencing exclusive resort- style amenities including clubhouses, pools, and spas, and activities that provide the perfect balance of entertainment and privacy. Gavilán residents can also enjoy access to the all-age amenities throughout The Ranch.
This June, a grand opening celebration will take place for three new all-age neighborhoods consisting of 175 homes in the Village of Rienda from Trumark Homes and Shea Homes. These new homes will represent the largest homes built on The Ranch. To date, 1,343 homes have been sold in Rienda.

The Village of Rienda is located less than five miles from downtown San Juan Capistrano and a fifteen-minute drive from San Clemente and Doheny State Beach, with easy access provided to the employment and retail centers of Ladera Ranch, Mission Viejo, Rancho Santa Margarita, Irvine, and other Orange County areas.
At completion, Rancho Mission Viejo will encompass approximately 6,000 acres, or 25% of the 23,000-acre historic ranch, and provide multiple villages consisting of up to 14,000 homes, including approximately 6,000 homes for 55+ residents. The Ranch has been held in the O’Neill/Moiso/Avery family since 1882.
About 17,000 acres, or 75%, of The Ranch will be preserved for the large habitat conservation area known as The Nature Reserve at Rancho Mission Viejo, along with ranching and farming.
